Cambridge Research Park Applies for Detail Planning Consent on Second Phase
23 October 2025 Suon Cambridge Ltd, a joint venture between Carisbrooke Investment Ltd and Suon, has submitted a detailed reserved matters application to South Cambridgeshire District Council for the 23.7 hectare (57 acres) second phase of the �100m Cambridge Research Park. This will provide approximately 14.5 hectares (36 acres) for further research and development/office buildings totalling 40,680.7 sq m (437,888 sq ft) and 1.6 hectare (4 acres) for a planned four star hotel to be operated by Four Pillars. "We want to maintain the momentum of the development and establish the parks total landscaped setting as soon as possible," says Neil Young of Suon Cambridge. "The number of discussions we are holding on Phase One suggests that we will need the phase two consent in place quickly." On phase one construction of Diomed's new headquarters building has begun and further lettings should be announced shortly. Suon recently received detailed planning consent for a two-storey headquarters building on phase one totalling almost 32,000 sq ft. The 2,943.8 sq m (31,687 sq ft) net building, which may be built speculatively, could be built for an occupier within 10 months. The site has many lakes as a consequence of historic mineral excavations and Suon aims to retain the water amenity but create a more natural fenland style environment indigenous to the area. Additional water areas will be created where individual plot development allows as part of the landscaping. Suon intends to spend a minimum of �1.5m on landscaping in keeping with the plans for phase one and the rest of the park. In addition the detailed application includes internal distributor roads and services, and related land reclamation. The size of the Research Park means that additional expansion land can be allocated to an occupier for a fixed period. This allows for the common Cambridge experience of rapid business by occupiers and the need for additional space. Suon has also made a commitment that any company which takes space at the Research Park and subsequently requires larger accommodation will be released from its initial lease as long as the new building is also on the Research Park.
