The Cambridge Research Park gets Institutionalised
3 September 2025 Suon Cambridge Ltd has forward funded the 1,903 sq m (20,500 sq ft) unit it recently pre-let to Diomed at the Cambridge Research Park, Cambridge, with Celexa REIM acting on behalf of SPP for �3.84 million reflecting a net initial yield of 7.51%. SPP is taking a 150 year long-leasehold interest in the laboratory and office building which Diomed has taken on a 25 year FRI lease with a break at the 15th year. The rental is �302,210 per annum (�158.70 per sq m / �14.75 per sq ft). Philip Ingman, Managing Director of Celexa REIM, said, "We are very pleased to be buying into the Cambridge Research Park at the beginning of its development. We believe this scheme will quickly become one of the market leaders in the city. This investment with its reversionary rental should show above average total returns."
