The Cambridge Research Park
The 100m Cambridge Research Park planned by Suon (Cambridge Ltd), a joint venture vehicle for Suon Ltd run by John Wilson and Carisbrooke Investments owned by Nic Rumsey, is moving ahead with planning consent recently granted for the road access to the project. The site currently has outline planning consent for two-storey B1 research and development on 32 hectares (80 acres) allowing at least 55,741 sq metres (600,000 sq ft). A further 16 sq hectares (40 acres) has consent for a wildlife park and recreational uses. Suon is looking for pre-lets. Rents from 172.22 - 204.51 per sq m (16 - 19 per sq ft) are being achieved for similar accommodation in the city. The site formerly a sand and gravel works is covered currently by a substantial number of shallow lakes. It is intended to retain the water amenity but rearrange the land/water mass to allow more efficient development of the site as a whole. In addition to the R&D; uses it is expected that this will include sports facilities, a conference and exhibition centre, hotel, restaurants and a pub. Nic Rumsey of Rumsey & Partners, development adviser for Suon, says, "We have already had a substantial number of enquiries from R&D; focused companies who are seeking to relocate from existing premises in Cambridge. "Cambridge Research Park aims to provide companies with a more attractive self-contained environment than Cambridge Science Park which has limited on-site facilities. Our scheme will also be free of the growing traffic congestion around Cambridge, with a planned new roundabout access onto the A10." Gerald Eve advised the fund and have been retained with Rumsey & Partners as joint letting/sales agents.
